From credit preparation to our preferred lender and your builder warranty, FGI Homes is with you before, during, and after your purchase, whether you buy a finished home or build a custom one.
Whether you're buying a finished FGI home or building a custom one, your financial foundation matters. Loan requirements vary by lender and loan type, so use these as starting points and get your exact numbers from a lender.
Every lender sets its own minimum, and it differs by loan type. Construction loans often call for a higher score than a mortgage on a finished home. Pull your free report at AnnualCreditReport.com and review all three bureaus: Equifax, Experian, and TransUnion.
Lenders look at how much of your income goes to debt payments, and a lower ratio gives you more loan options. Pay down credit cards and avoid new debt before you apply.
The amount depends on the loan. Construction loans usually ask for more down than a mortgage on a finished home, and lenders like to see savings in reserve on top of that.
Don't wait until you find the home. Get pre-qualified with our preferred lender first — it sets your budget, strengthens your position, and speeds up the process when you're ready to sign.
Have 2 years of tax returns, 2 months of bank statements, recent pay stubs, and photo ID ready. Self-employed buyers should also have a year-to-date profit & loss statement.
Set aside funds for closing costs, prepaid taxes, and insurance on top of your down payment. A lender can give you an estimate early so there are no surprises.
This is the lender FGI Homes works with most often. He knows our build process and is committed to getting you to closing day.
You are free to choose any lender. Using our preferred lender is not required to buy or build with FGI Homes.
Derrick specializes in construction and new home lending — he knows the FGI build process inside and out. Whether you need a construction-to-permanent loan, conventional financing, or FHA, Anchor Lending has you covered.
